Steps to become fully active at Real in Washington:

1️⃣ COMPLETE A REAL JOIN APPLICATION
Complete a Real Application by signing the Independent Contractor Agreement (ICA) and paying the Application Fee using the steps below.
You will need the following items to complete your application:
- License Number(s) and Expiration Date(s)
- MLS and Board information
- Sponsor name and email
- A photo of the front of your Driver’s License
- Payment information for the Application Fee
***Remember your login credentials that you create during the Application since this will be your login information for reZEN once your application has been approved.

If you are advertising as a Team, please complete the form here (if you have not already) in order to record and setup that up properly with Real.
If you are operating as a team in Washington State, you must have and maintain a Managing Broker License. This is required before you setup or transfer your team to Real. For instructions on how to get the Managing Broker License, please see Get your license: Real estate managing broker.
This is a requirement of the State of Washington. A Managing Broker's license is required if a broker is going to supervise or exercise right of control over other brokers in the provision of RE Brokerage Services. Supervision is only one half of the question. If the team leader will either supervise or exercise right of control ... in other words, direct the actions of other brokers in the provision of brokerage services ... then the broker must have a managing broker's license. The team leader may require a managing brokers license even if the Designated Broker designates no supervisory authority to the team leader, if the team leader gives direction to team members regarding the performance of brokerage services.
2️⃣ TRANSFER YOUR LICENSE TO REAL

Make sure you have a SecureAccess Washington (SAW) account. If you don't already have one, set one up following these instructions.

Please note that fingerprint background checks are required for every active renewal every six years. If the department background check was within the last six years, then no new background check is required to activate a license. If the background check was more than six years ago, ensure that you complete this step before separating your license from your current brokerage.

Team Leaders: If you are operating as a team in Washington State, you must have and maintain a Managing Broker License. You must maintain a Managing Broker License to move your team to Real or create a team at Real - learn more.

Active Licensees
Once you have an active SecureAccess Washington (SAW) Account, to transfer your existing license to Real, follow these steps to separate your License from your current Brokerage on DOL:
- Login to SAW.

If you aren't already in the Professional Licensing section, click to access the DOL Professional and Business licensing section - this is where you can manage your Real Estate License.

The Professional Licensing section is blue and grey! Click Professional Licenses at the top.

You should now see your License Number in the bottom left corner under "Licenses". Scroll down and you should see your License Number with a checkbox on the left. Click the Checkbox next to your License and then click Separate License on the right. There will be a warning message. Please confirm the action.
- Let us know once you Separate - send a quick email to onboarding@therealbrokerage.com so we can initiate your license transfer in SAW.
- Once we initiate your transfer, you will receive an email directly from donotreply@dol.wa.gov
- Subject: "You're invited to be a Broker for REAL BROKER LLC"

Click the link in the email to complete the join process directly in SAW (it's best to click directly vs. logging in separately.

- Once completed, you're done. Welcome to Real!
New Licensees
Once you have an active SecureAccess Washington (SAW) Account, if you are a new agent and choosing Real as your brokerage, follow these steps:
- You can view the full state requirements here.
- Any agents licensed for less than two years, with no sponsor listed on the Independent Contractor Agreement, must be approved by the Washington State Broker, Dan Pehlke.
- Once approved, you will receive an invitation via the WA DOL for affiliation with Real.
- Any agents licensed for less than two years with a sponsor listed on the Independent Contractor agreement will receive an invitation via the WA DOL for affiliation with Real.
After completing the above steps:
Your Designated Broker, Dan Pehlke, and Onboarding Coordinator will confirm the transfer with the Washington Department of Licensing.
Once your license is affiliated with Real and your Join Application is approved you'll receive the Welcome, Next Steps email.

Already a Real agent? Please contact the Onboarding Team and they will add your license to your existing reZEN account.

4️⃣ UPDATE YOUR MARKETING/ADVERTISING
Please review all Washington advertising requirements here:
In all instances of advertising in the state of Washington, an advertisement must include:
- Legally Approved Brokerage Name
- The name of the brokerage shall be “clear and conspicuous” by using color, contrast, size, or audibility. It must be presented in a manner so as to be readily noticed and understood by consumers.
- Including a firm logo or website address does not qualify as including the firm’s licensed name.
- Real’s logo
- Advertising that includes the agent’s name must use the agent’s licensed name as registered with the state.
- Teams (if applicable) Branding: include team name, may include logo; follow all above rules plus, team/brand advertising cannot include wording that suggests a legal entity separate from the Real, such as “Inc.,” “LLC,” or “Corp.”, “realty,” “realtors,” “firm,” or “real estate.” The word “team or “group” must be included - make sure to follow the other team specifics in the WA State DOL guidelines linked above (pg 12.)
- Social Media/Online: All Internet related advertising (for example, email messages or web pages) require disclosure of the firm’s name as licensed - Real Broker, LLC - and disclosure of the broker’s name, as licensed.
For a full description of all advertising rules, visit WA State Dept. of Licencing Real Estate Advertising Guidelines - these are just some of the important guidelines. In Washington, all licensees, including licensed assistants, are responsible for personal compliance with these guidelines and firm policies.
WA State DOL defines advertising as any activity/public notice an industry professional makes or that someone makes on their behalf to promote the industry professional, their services, or the real property the professional is promoting. This includes print, signs, phone calls, videos, websites, emails, etc.

5️⃣ TRANSFER YOUR ACTIVE LISTINGS TO REAL
If you are re-listing your active listing(s) with Real Broker, please submit forms electronically to WAsign@therealbrokerage.com for signature using an electronic signature platform.
