After you sign the Independent Contractor Agreement:
Team Leaders: you must maintain a Managing Broker License to move your team to Real or create a team at Real - learn more.
Transfer your License:
Now that you have signed your ICA and paid the join fee, it's time to transfer your license to Real! Before you kick off the transfer process, you will want to make sure you have a SecureAccess Washington (SAW) account. If you don't already have one, set one up following these instructions.
Once you have created a SAW account, complete the following steps:
- Login to SAW.
- If you aren't already in the Professional Licensing section, click to access the DOL Professional and Business licensing section - this is where you can manage your Real Estate License.
- The Professional Licensing section is blue and grey! Click Professional Licenses at the top.
- Scroll down to the licenses section. Click Relationships and then click Separate. There will be a warning message. Please confirm the action.
- Let us know once you Separate - send a quick email to onboarding@therealbrokerage.com so we can initiate your license transfer in SAW.
- Once we initiate your transfer, you will receive an email directly from donotreply@dol.wa.gov
- Subject: "You're invited to be a Broker for REAL BROKER LLC"
- Click the link in the email to complete the join process directly in SAW (it's best to click directly vs. logging in separately.

- Once completed. You're done. Welcome to Real!
New Licensee:

- You can view the full state requirements here.
- Any agents licensed for less than two years, with no sponsor listed on the Independent Contractor Agreement, must be approved by the Washington State Broker, Dan Pehlke.
- Once approved, you will receive an invitation via the WA DOL for affiliation with Real.
- Any agents licensed for less than two years with a sponsor listed on the Independent Contractor agreement will receive an invitation via the WA DOL for affiliation with Real.
Teams:
If you are operating as a team in Washington State, you must have and maintain a Managing Broker License. This is required before you setup or transfer your team to Real. For instructions on how to get the Managing Broker License, please see Get your license: Real estate managing broker.
This is a requirement of the State of Washington. A Managing Broker's license is required if a broker is going to supervise or exercise right of control over other brokers in the provision of RE Brokerage Services. Supervision is only one half of the question. If the team leader will either supervise or exercise right of control ... in other words, direct the actions of other brokers in the provision of brokerage services ... then the broker must have a managing broker's license. The team leader may require a managing brokers license even if the Designated Broker designates no supervisory authority to the team leader, if the team leader gives direction to team members regarding the performance of brokerage services.
