Overview
In New Brunswick, the listings process is agent-driven, with minimal brokerage involvement.
Agents are responsible for managing their own listings directly within the MLS system. The brokerage does not participate in listing entry or standard listing documentation.
Agent Responsibilities
Agents in New Brunswick are responsible for:
• Uploading listing agreements to the MLS (Matrix)
• Creating and activating listings
• Managing listing details and updates (for example: price, commission, dates)
• Communicating directly with the board for listing-related changes
Agents activate their listings within Matrix by entering the required details, including listing start and expiry dates.
Brokerage Responsibilities
The brokerage is not involved in standard listing workflows, including:
• Signing listing agreements
• Entering or editing listings in MLS
• Approving listing changes
However, the brokerage is required to sign in the following cases:
• Assignment Agreements (for example, when an agent transfers brokerages)
• Cancellation Agreements
Document Handling and Compliance
• Agents submit listing agreements directly to the board as required
• All transaction documents are uploaded for compliance review through reZen
• Agents may use external tools such as Transaction Desk to complete forms
Key Notes
• There are currently no listing fees charged by the board
• The system is designed to minimize brokerage involvement
• For large onboarding transitions, listings may be submitted in bulk by an operations contact
• The brokerage follows a "less is more" approach and does not add steps beyond board requirements
Board Communication
Agents may be required to send documentation, such as assignments, directly to the board's MLS email address.
Refer to onboarding materials or your broker for the correct board contact information.
When to Involve the Brokerage
Contact the brokerage if:
• A listing requires an assignment or transfer
• A cancellation requires broker signature
• You are unsure whether brokerage involvement is required
