Agents or team leads can request a registered branch office, subject to state regulation and eligibility, as well as internal brokerage approval. This guide outlines what you need to know to submit a request!
Who can request an office?
Any actively practicing licensee affiliated with Real’s residential market. Due to certain state or provincial licensing regulations and restrictions, agent or team branch offices are not eligible everywhere. Talk to your broker team to determine if this is an option for you!
Eligibility
Eligibility is contingent on the following: Note: This is not an exhaustive list.
- State/provincial eligibility
- License level appropriate to state/province requirements
- Broker approval
- No active compliance issues in the last 12 months
- Valid lease or ownership of a commercial space
- Proof of required insurance and adherence to local regulations
- Home-based offices are not eligible
- 12-month proven sales history
What You’ll Need to Submit
Once you’ve talked with your broker and they’ve sent you an email confirming their approval, you’re ready to submit the Team, Brokerage or Physical Office Set Up Request.
Before you get started, you’ll want to prepare:
- Proof of lease or property ownership
- General liability insurance certificate (see insurance requirements)
- Workers' compensation insurance (if applicable)
- Prior production and sales volumes
- List of affiliated agents (Exhibit A of Physical Office Agreement)
- Photos of the office and proposed signage
- Photos must also be submitted to your broker team for review!

- DBA information (Private Label Only)

Corporate Approval & Office Registration
Now that you’ve answered the important questions, uploaded the documents & submitted your application, everything will be sent to Real’s internal team for processing. Real will review your application for preliminary approval and contact you within 3 days.
Where approved, you’ll move on to signing the Physical Office Agreement. Only one individual may be appointed as the Office Manager (signee) of the Physical Office Agreement. This individual should reflect as the insured policyholder and lessee or owner of the office space.
Once all parties have signed the agreement, the office will be registered with the Department of Licensing and subsequently the board & MLS, where applicable.
Real branding is prohibited from display until formal approval is granted at the state and corporate levels and the signed agreement is on file.
Other Important Info
- The Office Manager is responsible for all costs associated with branch office operations, including but not limited to: lease, office registration & renewals, board/mls office costs, and insurance
- All signage, including co-branding, must be reviewed and approved by the broker, adhere to Real’s brand and marketing requirements, and comply with all applicable state and MLS laws and regulations. See state-specific branding guidelines here & here.
- Branch offices may be used exclusively by the requesting agent/team or shared with other agents at the discretion of the Office Manager.
- All usage must comply with Real’s policies and ethical standards, local real estate regulations and licensing rules. If you leave Real or fail to maintain office compliance, Failure to maintain office compliance will result in the office agreement may be terminated at Real’s discretion.
- Missing documentation or insurance requirements could delay processing. If Real requests documentation and does not hear from you within 15 days, we will close the request.
