How do I move my deals and listings to Real?

Policy:

For all situations where an agent may have active listings or pending transactions, we default to the previous brokerage policy in their previous brokerage ICA on how they will handle these specific agreements. Real cannot guarantee their previous brokerage will release all active listings or pending transactions, and is unable to get involved. This is between the agent and their previous brokerage to determine.

Below is our policy for how to transfer listings and deals to Real:

Situation Policy

Active Listings: 

Client under listing rep agreement, but not purchase contract (regardless of whether the property is listed or not)		 Agent must handle this client relationship based on their agreement with their previous broker.
  • Ideally, your previous Brokerage will allow you to cancel and re-list with Real or transfer the listing to Real (depending on your MLS policies and procedures). You can re-list with Real and enter the listing in reZEN: How to Enter a listing in reZEN
  • If your previous Brokerage keeps the listing (does not release), we will not be able to intervene - the relationship with your previous brokerage will govern listings at that brokerage. 

Buyer Representation Agreement:

Client under buyer representation agreement, but not yet under purchase contract. 		 Agent must handle this client relationship based on their agreement with their previous broker:

  • Ideally, your previous Brokerage will allow you to cancel the Buyer Representation Agreement and re-sign with your Buyer at Real. 

    OR

  • If your previous Brokerage keeps the buyer (does not release), we will not be able to intervene - the relationship with your previous brokerage will govern listings at that brokerage. 

Under Contract and Previous Brokerage Paying Agent
(Passthrough Not Required):

Buyer/Seller under contract and your previous brokerage is paying their commission through Real. (Agents in US or Manitoba)		 If you are being paid by your previous brokerage or you are being paid by Closing / Title / Escrow directly, no action is required. 

Under Contract and Real Paying Agent
(Passthrough Required): 

Buyer/Seller under contract and your State requires Real to pay your commission. 		 It is Real's policy that we do not sign the transfer forms and accept transactions under contract with your previous Brokerage.

  • If you are under contract at your previous Brokerage, the transaction needs to remain with and close through them.

    OR

  • If your State requires the funds to be paid to Real (from your previous Brokerage as a "Passthrough"), you may fill out this Passthrough Form and report the transaction to Real no later than 30 days from the date your license was transferred to Real.
    • We will enter all approved passthrough deals in your reZEN account within 2 business days.
    • They will appear in your account as a Referral (to receive funds from the previous Brokerage).
    • Please share the reference number with your previous Brokerage and ask them to remit funds to Real.
