How you pay your transaction coordinator depends on whether the commission is disbursed at closing (split check State) or commission is disbursed by Real (single check state):

Notes:
- Agents are responsible for supervising, managing, and paying their transaction coordinators.
- At this time, Real does not directly pay (and/or issue 1099s) for transaction coordinators. We are working to improve this in the product and expect to have an update in 2025.
- If you are in a split check, we will add a note to issue payment to the Transaction Coordinator at closing.
- In single check states, you will need to issue payment to your TC directly.
- If a licensed transaction coordinator wants to receive payment from the commission income (and this is allowed in your State), the TC will be required to pay all applicable splits and fees associated with the commission income earned.
How do I pay my TC if commissions will be disbursed by Real? (Single Check)
If you are licensed in a Single Check state and/or if Real will disburse commissions to you directly, you must pay your Transaction Coordinator directly, using your net payout amount.
Real does not currently pay TCs directly in Single Check States. We are actively working on this and plan to have an improved product experience by 2025.
How do I pay my TC if commissions will be disbursed at closing? (Split Check)
If you are licensed in a Split Check State and all parties are going to be paid at closing, the Transaction Coordinator’s fee can be added as a Transaction Coordinator Fee in the Fees / Rebates section of the transaction. This will allow the amount to be deducted from an agent’s commission and remitted separately to the transaction coordinator.
You can find the step-by-step instructions below:
Step 1: Scroll to the Fees and Rebates section on the Details page and select + Add Fees and Rebates.
Step 2: In the module that opens, select Transaction Coordinator under Fee Type and the agent who is paying the TC Fee under Who is Paying This Fee?. Then add the amount of the Transaction Coordinator Fee and the Transaction Coordinator’s name or their company’s name.
Step 3: Now, the TC Fee will be deducted from the designated agent’s commission and added to the commission document once the commission calculation is approved and the file has been marked compliant by your broker. You will not see the TC fee on your commission document or your commission breakdown until your file is fully compliant.
