As you're aware, the FMLS in Georgia has a fee that they take on every closed transaction that was listed with them, of which a portion is then rebated back to brokerages to help with operating expenses. In the spirit of Real sharing our revenue with our agents, we want to allocate a third of this rebate back to you. We will reconcile all fees paid by agents via their transaction in reZEN along with the rebate received back to the brokerage, and then share a portion of this with you two times per year.
How is the rebate divided among agents?
We will calculate what percent of all FMLS fees paid via transactions in reZEN were paid by each agent, and then apply that percentage to the portion we are allocating for our agents, which is a third of the total rebate.
How do I pay the FMLS fee in reZEN?
All FMLS fees should be paid through the transaction in reZEN. To help ensure you don’t miss this, we have made this easy for you. When you enter a transaction into reZEN that has a property address in the state of Georgia, you will be asked if the property is listed in FMLS.
If you answer yes, the FMLS fee will automatically be added to the transaction.
If you answer no, the following Acknowledgement will pop up reminding you about the FMLS fee that is required if listed in FMLS:
If you forgot to flag that a transaction was listed in FMLS, or if you accidently flagged that it was when it wasn’t, you are able to adjust this within the transaction prior to closing. Just edit the transaction details and toggle the FMLS accordingly:
Any transactions that have the FMLS properly added in reZEN will be eligible for the FMLS rebate calculation. Any sales that have the FMLS fee billed manually outside of the transaction are not eligible for the rebate calculation.
When is the rebate paid to agents?
Rebates are paid to agents in February and in August, to ensure we have enough time to receive all rebates for the previous 6 months, process all transactions, and calculate the appropriate amount for each agent.
The most recent payout for January 2025 - June 2025 was paid the first week of September 2025. The payout for July 2025 - December 2025 was sent February 13th, 2026.
