What activities can I conduct as a referral-only agent?
- As a Referral-Only agent, you may refer clients to other agents and earn a referral fee.
You cannot conduct any real estate activities, including, but not limited to, holding open houses, letting appraisers, inspectors, photographers, etc. into homes, negotiating, writing/editing contracts, or performing any licensed assistant duties.
Do I have to do my continuing education as a referral-only agent?
- Yes, you must keep your CE current and your license must remain active.
Can I stay on my team?
- No - you must either stay on your team OR you can move to Referral-Only and be an independent agent.
As an agent licensed in multiple states/provinces, can I be on a team in one state and be a referral-only agent in another state?
- Yes. You just can't be on a team in the state in which you are a referral-only agent.
Can I transition to referral-only if I have non-referral-only transactions that have not closed?
- No. To qualify for referral-only, you cannot have any non-referral-only transactions that have not closed. You will have to wait until they have all closed before you will be able to make the transition.
Can I still get my referral commission deposited into my LLC or PREC?
- How you have set yourself up in reZEN and the payment system will not change when you transition to the referral-only program.
Will I still be receiving a 1099/T4A?
- Yes
Will I be required to join an MLS/Board/Association as a Referral-Only Agent?
- You will not be required to join your local MLS/Board/Association as a referral-only agent. If you are a current agent transitioning to the program, you will be able to cancel those memberships after the transition has been completed.
Who do I connect with when I want to start transacting and move out of Referral Only?
- If you wish to transition back to being a standard agent, you will need to contact Real Support and also re-join your local board / MLS.
Will I have the opportunity to select a new sponsor if I've been Referral-Only longer than a year?
- No - there are no changes to the sponsor when you move out of Referral Only. Your sponsor will stay the same.
Can I be sponsored as a Referral-Only agent in one state/province while holding an active license membership in another? (multi-licensed agents)
- Yes - you may have your licenses as Referral Only in one state/province and active in another.
Am I able to keep my website up?
- You can maintain your website but will need to ensure it's updated to reflect your status of Referral Agent. We recommend updating your "Message Title" and "I Work With" sections of your Real Website. Guidance on how to edit your landing page can be found here.
Am I still able to attract agents to Real and earn Revenue Share?
- Yes!
Will I still be eligible for the Elite Status and Awards if I do enough Referral transactions?
- Yes, if you generate enough volume you can still hit Elite.
Does a referral transaction count toward opening a Sponsor's tiers?
- Yes, a referral transaction will count toward opening a Sponsor's tiers. The sponsee agent must be a producing agent to open a Sponsor's tiers. This means they must have paid a minimum of $450 in splits or post-cap fees to Real within the past 6 months.
Is there any length of time in which I must stay with the referral-only program?
- No. However, if you join the referral-only program and then switch back to a standard agent, you cannot change back to referral-only for a minimum of 90 days. Also, upon changing back to a standard agent, your MLS/Board/Association dues will be required to be paid immediately for you to remain active with the brokerage.
As an admin, can I put my license in referral-only status and still be an admin for the team?
- You can have your license in referral-only status, but please note, you cannot conduct any real estate activities, including, but not limited to, holding open houses, letting appraisers, inspectors, photographers, etc. into homes, negotiating, writing/editing contracts, or any other licensed assistant duties.
If I join Real as a Referral-Only Agent or transfer to the Real Select Referral Only program, will I need to pay the $250 application fee?
- If you have submitted an application to join Real and are in the process of being Onboarded - you will need to pay the $250 application fee, to join Real and transfer your license as either a Referral Only Agent or standard Agent
- If you are already an Agent at Real, and would like to transition to the Referral Only program - you will not need to pay the $250 application to Join Real, since your license has already been transferred and are already part of the Real community!
