We are actively building out the functionality of ProTeams. As we continue to build, there are some scenarios that we currently do not cover:
Team Split
- You must have a 10% Minimum Team Split (25% if you Cover Split to Real): To be eligible to form a team, teammates must still pay a 10% minimum split to the Team Lead. With ProTeams, this is in addition to the 15% Split to Real (e.g. if you cover the 15% Split to Real on behalf of your teammate, the minimum Team Split will be 25%).
- We do not automatically adjust Team Split by Lead Type: ProTeams allows you to enter a default Team Split, which you can adjust for each deal. However, we currently do not automatically adjust Team Splits based on lead type (e.g. SOI, Digital Lead).
- We do not automatically adjust Team Split by Agent Production Level: ProTeams allows you to adjust your individual agent’s Team Split. However, the Team Split is not dynamically adjusted by agent production level (e.g. after $1M in GSV, lower the split) - it will need to be adjusted by the Team Leader / Admin.
Pre and Post Cap Fees

Fees are not automatically pro rated when two members are on the deal. We can automatically add a flat fee to each agent on each transaction. However, fees are not automatically pro rated when two team members are on the deal - you will need to manually adjust them.
- For example, if you charge a $200/transaction fee to your teammates, both teammates will be charged $200 on the deal. This can be manually adjusted at the deal level - how to
- If you have two or more team leaders, fees cannot be allocated to individual team leaders. They will be allocated according to your default Team Leader Splits.
- Pre and Post Cap Fees do not flow into the Team Cap.
- Pre and Post Cap Fees are based on the Team Cap; not the Company Cap (payable to Real).
Fees Covered by Team Leader
- Team Leaders do not earn additional Capping Progress by paying the Split to Real on behalf of the Team Mate. Team Leaders can cover their team member’s Split to Real and other fees; however, the capping progress will still be attributed to the Team Member who earned the commission - not the Team Leader who paid the Split.
- Team Leaders do not earn additional Elite Agent Progress by paying the transaction fee on behalf of the Team Mate. Team Leaders can cover their team member’s transaction fee; however, the Elite Agent progress will still be attributed to the Team Member who earned the commission - not the Team Leader who paid the Split. - When a Team Leader covers the Split to Real, we will still continue to show the Agent Cap to the Agent (even though it is paid by the Team Leader). This is to provide transparency around their cap progress.
BEOP Fee
- Team Members cannot pay the Team Leader's BEOP fee. The BEOP fee is allocated proportionally on each deal - learn more: What is the BEOP Fee (U.S. Only)? When setting up your ProTeam, you can decide whether each teammate pays their portion of the BEOP fee - or whether it is covered by the Team Lead. However, the Team Lead will always be charged their portion of the BEOP fee and be responsible for paying their portion of the BEOP fee.
